Resident Indians need to submit home loan application with following documents.

Photo Copies of:

• Allotment letter (if you have finalized the property).
• Copy of approved drawings of proposed construction/purchase/extension.
• Agreement for sale/sale deed/detailed cost estimate from Architect/Engineer for property to be purchased/constructed/extended/improved.
• If you have been in your present occupation for less than 1 year, detail your occupation for previous five years giving position held, reason for change and also the period of the same
• Applicable Processing Fees
• Proof of Residence. Attested Copy of any of the following
  a.Ration Card
  b.Passport
  c.Driving License
  d.Voters Identity Card
  e.Current Telephone/Electric/Gas Bill
• Any other information regarding your repayment capacity that is necessary and will assist you in appraisal of loan proposed.

Additional Documents to be submitted..

1. If you are employed

• Verification of Employment Form
• Latest original salary slip/salary certificate showing all deductions
• If your job is transferable, permanent address where correspondence relating to the application can be mailed
• A letter from your employer agreeing to deduct the EMI towards repayment of the loan from your salary
• Your updated original Pass Books or original Bank statements
• A photo copy of your Form 16, issued by your employer, for the last assessment year

2. If you are Self Employed

• Balance Sheets and Profit & Loss Accounts of the business/profession along with copies of individual Income Tax Returns for the last 3 years given by a Chartered Accountant
• A notice giving information on the nature of business/profession, form of organization, clients, suppliers etc.
• Copies of Individual Tax Challans for the last 3 years.
• Copy of Advance Tax Challan (if any).
• Updated original Pass Book or original Bank Statement showing savings entries for last 12 months.

NRIs need to submit home loan application with following documents.

1. Employment/Residency Related Documents
Photo Copies of:

• Employment Contract.
• Past Occupational History.
• Latest Salary/Slip Certificate.
• Latest Work Permit/Labor Card.
• Identity Card Issued by current employers.
• Visa Stamped on the Passport.
• Continuous Discharge Certificate – For Applicants in Merchant Navy.
• Overseas Bank Account and NRE/NRO Statement for the last 6 months.
• Latest Credit Bureau Report (USA,UK).

2. Property Related Documents
You need to submit your property related documents if you have finalized your property. These days you can qualified for loans even before zeroing your property

• Receipt for payments made for purchase of the dwelling unit.
• Copy of approved drawings of proposed construction/purchase/extension.
• Agreement for sale/sale deed/detailed cost estimate from Architect/Engineer for property to be purchased/ constructed/extended/improved.
• Allotment letter.

3. Additional Documents to be submitted by PIOs
A photocopy of the PIO card. If the individual does not have a PIO Card, photocopies of any of the following are to be submitted

• Photocopy of the current passport indicating birthplace as India.
• Photocopy of Indian Passport, if held by individual earlier.
• Photocopy of parents/grandparents Indian Passport/birth certificate/marriage certificate substantiating the individual’s claim as a person of Indian origin.
